- Who lives there, and how? School-aged children → proximity to schools outweighs all other criteria. Remote work → the countryside becomes viable again.
- What's the timeframe? Long-term residence → prioritize building quality. A few years' stopover → prioritize location, as that's what sells.
- What maintenance are you willing to undertake? A treed garden and a well are a joy that requires upkeep — in time or personnel.
What We Verify Before an Offer
- Title deed and actual surface area — built and plot — with the notary.
- Building compliance: Extensions and additional stories are common in houses; they must be regularized.
- Structural condition: A house from the 90s-2000s might hide electrical or waterproofing upgrades — we cost these out before negotiation, not after.
