Behind Capital Parc lie nearly twenty years of Marrakech history. K P Services was registered in the Marrakech Trade Register in 2005, at a time when the city was opening up to buyers from around the world and its property market was taking off. It is in that Marrakech that the firm built, on the ground, the knowledge of districts, real prices and local practice that still makes its value today.

In 2011, K P Services launched its estate agency brand: Neko Immobilier Marrakech. At a time when Moroccan real estate was still finding its way online, the agency bet on digital with one of the city's first listing portals: maroc-vente-location.com. Several domain names followed over the years, but the brand settled durably into the landscape. Its offices never left Avenue Mohammed V and the Résidence Elite, the artery linking Guéliz to the Koutoubia, in the beating heart of the city.

Le site Neko Immobilier Marrakech (maroc-vente-location.com) — annonces de villas à Targa, Guéliz et l'Hivernage
The maroc-vente-location.com portal under the Neko Immobilier brand — Targa, Guéliz, Hivernage: the house's catalogue, already online.

Neko Immobilier's first craft was the long-term rental of apartments and villas. Executives relocated to Marrakech, families looking to live near the schools, European retirees wintering in the sun: for years, the agency housed the whole city. Finding the right tenant, checking solvency, securing the lease, handling inventories, following the property over time — patient, on-the-ground work that demands knowing every district — Guéliz, Hivernage, Semlalia, the Casablanca road — and its real rents, not the asking prices. That is the school that trained the team, and it feeds our long-term rental pages and rental estimates to this day.

The agency then stood out in sales: characterful riads in the Medina, villas in Targa, the Palmeraie and along the Ourika road, buildable land on the outskirts. Selling in Marrakech means mastering what listings do not say — land statuses (title deed, requisition, melkia), zoning purposes, easements, the reality of per-square-metre prices from one district to the next. Years before those words appeared on the portals, the team was already practising them at the notary's office.

And then there is the specialty few agencies master, the one that built Neko Immobilier's reputation: the lease management of guest houses and riads. Entrusting the operation of a Medina riad without selling its walls demands dual expertise, real estate and business alike: valuing a going concern, framing a management lease, protecting owner and operator both. Dozens of Marrakech guest houses have passed through this know-how. That signature never left the firm — it is why lease management still holds a special place in our catalogue today, alongside businesses for sale.

Over the years, the Neko Immobilier brand became Capital Parc — a name matching a market that changed scale and a clientele now international. Make no mistake though: same company (K P Services), same manager, same address on Avenue Mohammed V, same crafts. Only the name changed.

Today, Capital Parc covers the full spectrum of Marrakech real estate: prestige villas and riads in Guéliz, Hivernage, Targa and the Palmeraie; apartments in town; titled land on the main roads — Ourika, Amizmiz, Ouarzazate; businesses and guesthouses for sale or under lease management. The clientele has changed scale — European buyers, Moroccans abroad preparing their return, investors buying property in Marrakech — but every file goes through the same filter as in 2011: title, price and property verified before any visit.

capitalparc.ma — the agency's single official website — is not a shop window: it is our working tool, shared with you. 800+ properties for sale and to rent, updated in real time; a dedicated page for every district and road; online valuation; file tracking with your personal number; alerts on new listings matching your criteria — all in French, English and Darija. What you see on the site is what these estate agents actually hold: no ghost listings, no sold properties left online as bait.

And because the house has always been a step ahead, Loubna — our artificial-intelligence assistant — answers day and night, by text or voice: describe the property you want to buy or rent, and she searches the catalogue and guides you as an advisor would. Fifteen years after maroc-vente-location.com, the agency that was among the first in Marrakech to believe in online real estate is also the first to bring AI to it — and the craft has not moved: advise first, sell second.

capitalparc.ma

A house that has always been a step ahead.

In 2011, the house launched one of Marrakech's first property portals. Today, it puts artificial intelligence at its clients' service. In between, the same idea: making real estate simpler for you.

In practice, capitalparc.ma is today one of the most complete estate agency websites in Marrakech: a living catalogue of 800+ properties — villas, riads, apartments, land, businesses — updated in real time, published in French, English and Darija, with dedicated pages for every district and every road of the city, from Guéliz to the Route de l'Ourika.

Above all, our AI assistant answers at any hour: ask your question by text or voice, describe the property you are looking for in one sentence — Loubna explores the catalogue, compares, and guides you like an advisor would. Try her: it is the best demonstration of what a modern estate agency can bring you.

How we work

From the first call to the handover of keys.

  1. Listening, then a targeted selection

Your project first: real budget, use, districts. We select from the catalogue — and from our off-market portfolio — instead of drowning you in listings.

  2. Verification before the visit

Land title, property situation, price consistency with the district market: we verify before you travel. Your time is worth more than a pointless visit.

  3. Organised visits — on site or by video

Grouped visits, clear reports, and for remote buyers — Moroccans abroad, non-residents — video visits and a complete file sent before any decision.

  4. Negotiation and securing the deal

Written mandate, fees agreed upfront, negotiation grounded in real market prices, and an agreement protocol that secures both parties' commitment through to the notary.

  5. After signing

Key handover, rental or lease management if you wish, alerts on new properties matching your criteria: the relationship does not end at the deed.

Frequently asked

Choosing your agency in Marrakech

Why use a real estate agency in Marrakech?

The Marrakech market has its own rules: land statuses (title, requisition, melkia), zoning, and wide price gaps between districts. An established agency verifies the property, its title and its price before the visit, negotiates for you and secures the transaction through to the notary.

How do you choose an estate agent in Marrakech?

Three simple criteria: real seniority (trade register, stable address), transparency (written mandate, fees agreed upfront) and knowledge of the ground (district pages with real properties, not promises). Established estate agents show you their catalogue, their track record and their team — exactly what this page brings together.

How long has the agency existed?

K P Services has been registered in the Marrakech Trade Register since 2005. The real-estate activity was launched in 2011 under the Neko Immobilier Marrakech brand, which became Capital Parc — same company, same address on Avenue Mohammed V, same crafts.

What are the agency's fees?

Our fees and terms are set in writing, in a clear mandate signed before any assignment — no surprises, no hidden costs. They are detailed at the first meeting, depending on the project (sale, rental, lease management).

Do you assist foreign buyers and Moroccans living abroad?

Yes — it is one of our specialties. We assist non-residents and Moroccans of the world in French, English and Darija: financing, repatriation of funds, remote powers of attorney and taxation — our practical guides are freely available on the blog.

What services does your Marrakech real estate agency offer?

Buying and selling villas, riads, apartments and land; long-term and seasonal rentals; lease management of guesthouses; business transfers; free valuation; a confidential off-market selection — and full support for foreign buyers and Moroccans abroad, in French, English and Darija.

How do I list my property with Capital Parc?

Start with a free valuation. We then agree on a written mandate and handle everything: professional photos, multilingual marketing, buyer qualification, viewings, negotiation and signing at the notary.
