For properties for sale in our catalog with known surface areas, the median listed prices per square meter are as follows this summer:

  • Médina: around 23,300 MAD/m² — heritage comes at a price, driven by restored riads.
  • Guéliz: around 21,300 MAD/m² — the city center confirms its status as a safe haven.
  • Hivernage: around 20,600 MAD/m² — hotel-standard amenities drive residential prices.
  • Route de Casablanca: around 14,100 MAD/m² — the investor axis, driven by building zoning.
  • Palmeraie: around 12,800 MAD/m² — a median that mixes large estates and recent developments; the gap here is wider than elsewhere.
  • Targa: around 12,500 MAD/m² — family residential, regular and liquid.
  • Agdal: around 8,700 MAD/m² — the most accessible surface/price ratio among established neighborhoods.

An honest reading of these figures: these are median listed prices from our stock at the time of writing — they fluctuate with property entries and exits, and a specific property is always negotiated based on its own unique characteristics.

What These Gaps Reveal

The ratio of one to three between Agdal and the Médina is not an anomaly: it's the geography of the Marrakech market. The heritage center and city center (Médina, Guéliz, Hivernage) form a primary market, dense and expensive. The residential neighborhoods and axes (Targa, Route de Casablanca, Agdal) form a secondary market, where the square meter can still be acquired reasonably — this is where the bulk of family and rental demand plays out.

Between the two, the Palmeraie remains a market apart: its internal disparities are the largest in the city, from recent developments to exceptional estates.
