Three hotel markets, three investment logics

Morocco offers the hotel investor very different markets. Marrakech, the kingdom's leading tourist destination, lives on an international leisure and events clientele, with a stock ranging from riad-guesthouses in the Medina to large classified hotels in Hivernage and Agdal. Agadir, a seaside resort on the Atlantic coast, relies on beach stays, a longer season and larger-capacity establishments. Tangier, city of the strait and a leading port, combines urban tourism, business clientele and growing appeal.

Choosing a location means choosing a model: average rate, seasonality, size of operation, reliance on tour operators or on direct bookings. We help each buyer frame this choice before presenting establishments.

What to understand before buying a hotel

A hotel is sold in three ways: walls and business together, the business alone (the operation, under a commercial lease), or the walls alone (the building, let to an operator). Price, taxation and liabilities differ. The establishment's classification, its operating authorisations, its staff contracts and its commitments to booking platforms are an integral part of the value — and of what must be verified.

Our method: gather these elements, make them consistent, then present a complete dossier to a qualified buyer. We then support the transaction with your advisors through to the deed, including for an investor buying from abroad.

Part of the market is never advertised

Establishments in full operation are rarely sold on portals: an owner does not want to worry staff or guests. These hotels circulate off-market, between professionals and identified buyers. Our confidential portfolio brings these dossiers together; they are presented here without name or address, and opened on qualified request.

Frequently asked questions

Hotel or guesthouse: what is the difference for the buyer?
A hotel is a classified establishment, operated under a hotel licence with reception, staff and permanent services. A guesthouse is smaller-capacity accommodation, often a riad or a villa, subject to its own operating authorisation. Both are sold walls and business or business alone; in each case we verify the classification, the authorisation and the operating accounts.
Do you buy the walls, the business, or both?
All three cases exist. Selling walls and business transfers the building and the operation; selling the business alone transfers the activity (licence, clientele, staff, equipment) while the walls remain rented under a commercial lease; selling the walls alone concerns a hotel building operated by a third party. Each dossier states what is being sold — it is the first point we clarify.
Which documents do you verify before presenting a hotel?
The land title and the building's situation, the establishment's classification and operating authorisations, the commercial lease where applicable, the accounts of recent financial years, the staff and current contracts. A dossier is only presented once these elements are gathered and consistent.
Can a foreigner buy a hotel in Morocco?
Yes. A foreigner can acquire built property and a commercial activity in Morocco in full ownership, directly or through a Moroccan company. Only agricultural land is restricted. We support the structuring of the transaction with your advisors (notary, chartered accountant).
Why are so many hotels for sale not advertised publicly?
Because a public sale weakens an operating establishment: staff anxiety, supplier reactions, impact on bookings. Owners prefer a discreet sale to qualified buyers — that is the role of our off-market portfolio.
Which city should I choose to invest in a hotel in Morocco?
It depends on the model you are after: Marrakech for international leisure clientele and hotels of character, Agadir for beach stays and larger-capacity establishments, Tangier for a mix of urban and business tourism driven by the port and the city's growth. We frame this choice with you before any presentation.
